I am offering a lovely large furnished room in an altbau with French balcony. The room offers an abundance of natural light as it has two windows located on a South West facing corner. The windows are fitted with dark curtain for those days when the light is not welcomed! The room includes 140 bed, clothing closet, dresser, desk and eating table.

I am currently living her during the week with my dog and child. The dog lives here full time and the child part time.

The other flatmate is in a Phd research program and keeps regular hours.

I like to live in a warm and welcoming environment where we can talk an engage with one another. I do not expect to be best friends or need to have dinner together but I do not want to feel as if I am sharing my space with a complete stranger.

*Quiet & Working Hours

Quiet hours apply between 22:00 and 07:00, as per German law.
This includes phone calls, music, TV, and guests.

*Limited guests

Occasional guests are allowed with prior notice, for a maximum of 2 nights per month.
No additional overnight guests without written approval.

*🚭 Smoking / Substances

No smoking inside the apartment (including vaping).
No illegal substances in the apartment.

*🧼 Cleanliness

Shared spaces must be left clean immediately after use.
The tenant is responsible for cleaning their room regularly.

*🔧 Damage & Maintenance

Any damage must be reported immediately in writing.
The tenant is responsible for damage caused by misuse or negligence.

*🧾 Use of Apartment

The room is for single occupancy only.
No subletting.
The apartment may not be used for business purposes.

*🧹 Move-Out Condition

The room must be returned:
• clean
• with all furniture in original position
• free of personal items and rubbish
