RENTAL CONDITION
🏠 RENTAL OPTIONS

We offer two rental modalities so you can choose the one that best suits your stay:
an essential, clear option aligned with local practice, and a more comfortable, digital, and multilingual option, designed for a smooth experience with no unnecessary administrative effort.

🔹 BASIC RENTAL

Included – at no additional cost

The Basic Rental fully complies with all legal requirements and is intended for tenants who prefer a direct, in-person management style in the local contractual language.

Includes:

Rental contract in Catalan (contractual language)
The contract is drafted and signed exclusively in Catalan.
The signing takes place in person at our office.
In the case of arrival from abroad, the contract is printed and provided in person for signature upon arrival.

Communication throughout the stay in Catalan
All administrative and contractual communication is conducted exclusively in Catalan.

Written inventory
Descriptive inventory of the furniture and equipment in the property.

Security deposit in accordance with the law
The deposit is returned within the legally established timeframe.
Any deductions, if applicable, are always justified with invoices or official receipts.
No mediation service or detailed explanation is included.

Email communication
Non-urgent queries are handled exclusively by email, in Catalan.

Emergency-only assistance
Intervention is limited to urgent incidents affecting safety or habitability
(for example: serious water leaks, electrical hazards, or fire).

Utilities in the tenant’s name
Electricity, water, gas, and internet must be contracted directly by the tenant,
who is responsible for managing the services and making direct payments to providers.

No additional services included
Ideal for tenants who prefer full independence during their stay.

🔹 COMFORT PACKAGE

Optional – 269€ / month (OTHER OPTIONAL COSTS)

Applicable for the entire duration of the stay and paid in advance according to the contracted months.
Offered as a single “all-inclusive” package.

👉 The Comfort Package is completely optional and not required to rent the property.

Designed for tenants who value convenience, clear communication, and a digital, multilingual experience without unnecessary procedures.

Includes:

Flexible contract with digital signature
The contract may be issued in Catalan or Spanish, according to the tenant’s preference.
In addition, a translated version in the tenant’s native language is provided for informational purposes only.
The contract is signed 100% digitally, quickly and securely, with no need for travel or printing.

Multilingual communication throughout the stay
Ongoing support and communication in Spanish, English, or the tenant’s preferred language,
while Catalan or Spanish remains the contractual reference language.

Direct (hidden) communication
Dedicated (hidden) group active throughout the stay.
Daily assistance for non-urgent matters from 9:00 to 21:00.

Digital inventory with photographs
Detailed inventory with photographs documenting the condition of the property and furnishings,
providing clarity and peace of mind at both check-in and check-out.

Bed linen and towels included
The property is delivered fully equipped so you can settle in from day one.

Active internet connection
Internet service available without the tenant needing to contract, install, or cancel the service.

Alarm system and basic security assistance
Active alarm system and support in the event of security-related incidents.

Administrative management of utilities
Utilities may remain in the name of the manager or owner.
Consumption is calculated and settled with the tenant transparently, based on invoices, meter readings, or agreed methods.

Support with deposit management
Clear explanation of the deposit return process in the tenant’s language
and administrative assistance in case of questions (no legal advice).

Ongoing support during the stay
Practical and administrative assistance for a smooth, comfortable stay with no unnecessary management.

i️ Important information about the Comfort Package

The Comfort Package is independent of the rental contract.

It does not affect access to the property, rent amount, or rental dates.

If not confirmed at least 7 days prior to arrival, the rental will default to the Basic Rental option.

If contracted after move-in, some services may be activated later,
but the monthly price will remain unchanged.

In the event of any discrepancy, the version of the contract written in the chosen contractual language (Catalan or Spanish) shall always prevail. Translations are provided for informational purposes only.

DEPOSIT:
- up to 6 months rental period: The deposit fee is one monthly rent month
- more than 6 months rental period: the deposit fee is two monthly rent.

BILLS:
BASIC - You need to move them to your name and bank account from day one.

COMFORT-
The bills mentioned in the listing are an estimate, at the end of your tenancy you will be shown how much has been consumed and accordingly the difference will be charged to you or returned to you

CONTRACTS:
BASIC - Signed in person in the office or printed and brought with you in the case of coming from abroad.

COMFORT
The contracts should be digitally signed by everyone mentioned in the contract, including guarantor.

- Contract should be fully signed before checking in

CHECKIN:
Tenants to arrive at our office with a valid ID between Monday to Friday 10am to 5pm to collect keys
No other time is available.

PAYMENT:
You have 3 options to pay the balance
1. Cash up to 1500€ per person.
2. Card (- please note a card fee of 2.5% on the final amount will be charged for card payments)
3. Bank Transfer - the amount should show in our bank account on or before your check in day.
