The Basic Rental fully complies with all legal requirements and is designed for tenants who prefer full independence and direct, in-person management in the local contractual language.

Includes:

• Rental contract in Catalan (contractual language)
The contract is drafted and signed exclusively in Catalan.
Signing takes place with all tenants and guarentors at our office.

• Communication in Catalan throughout the stay
All administrative and contractual communications are conducted exclusively in Catalan.

• Written inventory
A descriptive inventory of the furniture and equipment in the property.

• Security deposit in accordance with the law
The deposit is returned within the legally established timeframe.
Any deductions are justified with official invoices or receipts.
No mediation service or detailed explanations are included.

• Communication by email
Assistance for non-urgent matters is provided exclusively by email, in Catalan.

• Emergency assistance only
Intervention is limited to urgent incidents affecting safety or habitability
(e.g. serious water leaks, electrical hazards, fire risks).

⚠️ Utilities & Services (Tenant Responsibility)

• Utilities in the tenant’s name
Electricity, water, gas, and internet must be contracted and transferred into the tenant’s name from day one of the tenancy.
All services must remain active at the end of the tenancy until they are officially transferred back. Failure to do so may result in administrative penalties or charges.

• Internet installation
To install internet, tenants will need to arrange access to the building’s rooftop infrastructure where applicable.
Please note that the existing line is private and cannot be accessed, modified, or used under any circumstances. A new installation will therefore be required.

• Bills and consumption
Bills listed in the advertisement are estimates only.
At the end of the tenancy, actual consumption will be calculated and any difference will be charged or refunded accordingly.

All tenants and guarentors must sign in person in the office.

The Basic Rental option is offered on a full-month basis only, with check-in from the 1st of each month. The full monthly rent is payable in all cases, and partial-month stays are not available under this option. See comfort for more flexible options.

The last habitual housing contract for the property was €1400/month (signed 2023).
The owner is not considered a large property holder (gran tenedor).
The property is offered under temporary rental contracts for non-permanent residence purposes.
