Co-living opportunity for sporty student in a 100 m2 loft apartment with sports equipment, 1 bicycle, 2 minutes’ walk from the U6 subway line, Tscherttegasse station, with a 15 minutes distance to the center of Vienna or to the University of Vienna.

Shared use of common areas: sauna, fitness room, summer pool with 20m length on a 400 m2 roof terrace on the 7th floor, with sunbathing lawn on the 8th floor. Bicycle garage in the house, car garage in 1 minute walking distance, basketball court, soccer field, 3 parks, jogging at Wienerberg and Schönbrunn in about 5-10 minutes walking distance.

Qualifying is a young (18 to 24) and socially competent male student who does not smoke, drinks almost no alcohol, uses absolutely no drugs, eats a largely healthy diet and consumes almost no meat. There is no TV set and there shall not be! Sleeping at night should preferably be between 23 and 7 o'clock.

Size of the apartment: 100 m2, in the 20 m2 bedroom there are 2 double beds – each double bed is for 1 person – separated by a flexible partition, the 39 m2 room provides 1 double bed – for 1 person – and one single bed, the room functions also living room with a kitchen area. There are 2 shelves for storage: one in the apartment in the storage room, the second opposite the apartment in the separate storage room.

Number of occupants: 4 persons, the main tenant and 3 students.

Equipment: fully furnished, modern. Old industrial building renovated: Low-energy passive house construction technology.

€ 420 are including rent, internet, energy, water and cleaning service per month. € 80 deposit for the key. No transfer fees. Term by agreement.

In order to complete the move-in process successfully it is mandatory to discuss the student community support home guidelines on-site satisfactory and in all details with the landlord. Consider 1 hour immediately after your arrival to the apartment. Quality time is requested and you are not allowed to use your mobile phone during that meeting.

Student community support home guidelinesparagraphs:
(1) Please mind night's rest – means no noise, no loud activities or cooking and as less light as possible - between 10 p.m. and 6 a.m., day and night rhythm: sleep at night and be active during daytime.
Any noise will be rewarded with an immediate and unlimited written cancellation of the rental agreement. Especially snoring is in clear contradiction to that guideline. Abstain from booking if you are snoring! It leads to a cancellation immediately after recognition by the landlord. We are a community working daytime with high responsibility and we need to sleep peacefully through the whole night without any disturbances no matter what reason.
May I ask you to send a clear statement regarding the topic of snoring, thank you.
(2) All items, furniture, pictures, etc. in the apartment must remain in its very place.
(3) Kindly use your headset for phone calls, video calls, online seminars, listening to music, watching videos or movies. However, please try to speak with low volume.
(4) Kindly keep all your belongings in prefect organization and order at all places in the apartment.
a. Locker room, shelves: please keep all your belongings in good order and organization.
b. Please fold your clothes neatly and stack them neatly on your shelf.
c. Please keep your writing table neat and place your books and documents in your shelf.
d. Please take care of all electricity cables, lay them neatly and intelligently.
(5) Regular professional cleaning of the apartment happens every Saturday morning from 9 a.m. till 1 p.m. – please wake up before the cleaning starts around 8 a.m. in order to keep all rooms ready for heavy and noisy cleaning activities.
(6) Kindly present your bed immediately after you wake up according the style of a hotel room.
(7) Regarding water consumption: please safe water at any means, it is very expensive in Vienna.
(8) Regarding heating and windows in winter: please keep the windows shut and open them completely only 5 minutes in the morning and 5 minutes in the evening for a quick exchange of air. Explanation: the heating remains on during the time we open the windows and if they would be open too long the heating will boost and would use way too much energy and would produce too much expensed.
(9) Kindly keep the kitchen in perfect organization and clean at any time.
a. Please keep the floor of the kitchen as clean as possible and sweep the floor after cooking or using the kitchen.
b. After using it, immediately wash the dishes by hand, dry all dishes carefully and replace them.
c. I will explain you especially how to clean the ceramic glass hob respectively cooking plates.
d. You will find a towel to dry dishes only and another wiping cloth to clean all parts of the kitchen.
e. Please store your food and own dishes in your shelf
f. The dishwasher will be operated exclusively by me in order to guarantee best performance and coverage by the house insurance if there will be a damage by leaking water.
g. It is forbidden to cook after 10 p.m. night till 7. a.m.
h. During cooking it is mandatory using the dust extractor fan. Please switch it off right after you finalized cooking.
i. Please use only very little amounts of oil for cooking, because oil stream ruins the whole apartment.
j. Please use a lid over the pan or pot and, alternatively, a splash guard to prevent splashes of hot oil.
k. All kitchen equipment is provided, please do not bring yours along, because we have no space to store it.
(10) Coming to the fridge: please keep it very clean and most important: please store all food in closed items in order to avoid evaporation of humidity and unpleasant odours. Please control the age of food and throw away spoilt food. As you had been informed, meet is absolutely forbidden in the Kabelwerk apartment and certainly also in the fridge.
(11) You are welcome to wash your clothes in the laundry at the entrance hall of the building.
a. Please provide your own wash powder or wash tabs as well as fabric softener.
b. You can operate the wash machine and the dryer using your bank card or you can borrow a jeton to upload money with your bank card.
c. You can store your used clothes either in a basket in the entrance hall or in your own basket in the storage room.
(12) Now I will provide you relevant information regarding the bath room:
a. We need to wipe after shower in order to keep the bathroom completely dry and to avoid humidity and mould development. Please use two towels which you will find always at the same place, a red one and a black.
b. To cover the floor you will find also always the same light-green towels.
c. Please place your shower gel and all other things you need in the bathroom at the shelf at the left hand of the wash basin.
d. Please use the bfloorathroom as short as possible in order to provide other colleagues to go there if it is urgent.
e. Please switch off the ventilation after using it.
f. hot full baths are forbidden.
(13) Toilet:
a. Please handle the flush with much care, because the flush mechanism is very fragile – just press as soft as possible.
b. If you use the toilet shower, please take care to keep the toilet complete dry after using it, in case please use toilet paper to wipe.
i. Please take care that the waterpipe of the toilet shower is properly locked after use, means 100% locked, in order to avoid that water floods the bathroom causing expensive damage. Moreover, we must take care keeping the bathroom 100% dry – means all items, also the carpet, in order to provide proper use for the next person using it. Thank you very much again for your kind consideration.
c. Kindly use perfume spray afterwards and wipe the toilet shell with toilet gel and toilet brush.
d. For small business I ask you to always sit at the toilet shell and never stand in order to keep the room clean.
e. Please use the toilet as short as possible in order to provide other colleagues to go there if it is urgent.
f. Please switch off the ventilation after using it.
(14) Please take care especially to use light only at places where you are and switch off all other lights in the apartment – the prize for electricity is very high in Austria and it is also challenging to change light bulbs because of the high ceilings. Please switch off your laptop or computer if you do not use it.
(15) A key will be hands over exceptionally after successfully discussing the guidelines. You must keep the rope on your key, because the landlord can recognize that is the very key he provided to you. There is another reason for it, you can find your key much easier. Please mind that if you lose your key or you get it broken it cost € 80 and 4 weeks’ time to replace it. Therefore, AES charges a deposit of € 80 which will be returned at the move-out dated respectively returning the key.
(16) Please mind that if you damage something in the apartment, I will ask you also to pay for it and organize replacements.
(17) Please keep your shoes in the shelf in the entrance hall and please take your socks to your shelf in the locker room.
(18) Now we come to waste separation: there are 2 bins, one is silver in colour and one is red, they are only for so-called residual waste, which is waste that does not meet the following categories: Paper, glass, metal and clothing
a. Paper: special basket in our locker room – will be taken to the red container in the waste room in the basement
b. Glass: special basket in our locker room – will be taken to the yellow container in the waste room in the basement
c. Metal: special basket in our locker room – will be taken to the metal container close to the soccer field in Oswaldgasse; please mind that there are 2 types, one for white glass and one for colored glass
d. Clothing: you find a box close the soccer field in Oswaldgasse
e. However, I will be my job to empty our waste baskets
(19) After moving in please register your new main residence at the district municipality of our district 1120 Vienna and check with me your move-out date. 3 days after moving out you must process your new registration respectively deregistration from Kabelwerk apartment. Please take care for an alternative place to live in due time.
