Spacious and full of natural light, it offers everything needed for everyday life: a large desk for studying or working, comfortable armchairs for relaxing, and a calm atmosphere throughout the day.

## THE APARTMENT

The kitchen was renovated in 2022 and is modern, practical, and pleasant to use, with new furniture and a microwave. It also provides access to a small balcony where you can enjoy some fresh air.

## THE LOCATION

The location is one of the apartment's greatest strengths. It is directly connected to Metro Line C, providing quick access to the Colosseum, Tor Vergata, Termini Station, and La Sapienza University through metro, bus, and tram connections.

Within a few minutes' walk you will find a pharmacy, three supermarkets, cafés, restaurants, and many local shops. Everything you need is close by.

## EXPENSES AND SERVICES

Expenses are managed in a simple and transparent way. In addition to the rent, a monthly advance payment is required, and you will only pay the actual invoiced costs.

Regular cleaning and maintenance are scheduled to help keep the apartment pleasant and well maintained for everyone.

## MINIMUM STAY

The room is available from 31 August 2026.

Moving in later is possible; however, to reserve the room, rent payments will start from 1 September 2026.

Stays ending in June or July cannot be considered. A discount on the monthly rent is available for long-term and multi-year stays.

## THE PHOTOS

The photos show the room with different furniture arrangements over time. We can decide together whether you would like the red curtains, the red armchair covers, or even the tulip decoration on the wall.

## WHO IT IS SUITABLE FOR

This room is ideal for someone who is clean, tidy, respectful, easy-going, and looking for a balanced and well-organized living environment.

## WHO IT IS NOT SUITABLE FOR

If "I'll do it later" is your life philosophy and dirty dishes tend to become part of the furniture, this apartment is probably not the right match.

This home is intended to be a positive and pleasant place to live. There is plenty of room here for passions, projects, dreams, and good energy, but very little room for constant drama, conflict, or unnecessary tension.

The apartment is also not suitable for people who believe that cleaning happens by magic. If a cleaning fairy really exists, unfortunately she has never visited this apartment—and if you know her, please send her to my place first!

If you recognized yourself in the previous paragraph, it would still be a pleasure to meet for a beer at the pub, but sharing this apartment is probably not the right choice.
