Location

Berlin-Heiligensee in the district of Reinickendorf, a quiet residential street near Lake Tegel. Schulzendorf station (S25) is about 400 m on foot, from there 23 minutes to Gesundbrunnen with connections to Mitte, Dahlem (FU) and Charlottenburg (TU). Bus stop 200 m away (lines 124, N24). REWE, an organic supermarket and a bakery are a 3–4 minute walk. Tegel Forest starts right at the door, the lake lido is 2 km away. This is not a nightlife district – bars and clubs are one train ride away.

Flat-share life

Five rooms in the house, mostly students. Shared: a common room with a large TV, a fully equipped kitchen, two bathrooms, a laundry room with washing machine and dryer, and a conference room in the basement with a Samsung TV, camera, printer, single workstation and a bean-to-cup coffee machine. Plus the terrace, the garden with a table tennis table and an outdoor sauna. The flatmates organise cleaning of the shared rooms themselves. Smoking is only allowed on the terrace or in the garden.

Master bedroom in the attic, 27 m2 – the largest room in the house. Sloping ceiling, a large skylight for plenty of daylight and an additional window looking into the greenery. It is let to two people under one joint tenancy agreement, so to a couple or two people happy to share a room. Vinyl flooring throughout, newly renovated. Handed over furnished; the photos still show it empty.
Other

€1,500 a month for both of you together, so €750 per person, including household electricity, water, internet and laundry. Heating and hot water are included as an advance payment and settled once a year against actual consumption. One joint agreement covering both people: you are jointly liable for the full rent, and if one of you moves out the agreement does not end automatically. We therefore need proof of security from both of you. Deposit €2,890, payable in three instalments, into a separate escrow account, not into a private account. Sauna optional, €8 per session.
