Before we schedule a viewing, I would like to share a few details regarding the utility costs, which are charged separately from the advertised rent:
• Water (Charged by consumption): Cold water is 38 kr/m³ and hot water is 91 kr/m³. My historical average has been around 1,200 kr per month. Because the association invoices water usage with a 2-3 month delay, a fixed advance payment of 1,000 kr/month will be collected during your tenancy.
• Electricity: My average usage is around 500 kr per month. To account for higher usage during the winter, a fixed payment of 500 kr/month will be collected.
Total Utility Advance: 1,500 kr/month (in addition to the rent).

How reconciliation works:
Once the actual invoices arrive from the association, I will share them with you. We will calculate your exact consumption and adjust the balance—if you used less, I will refund the difference; if you used more, you will cover the excess.
